Marketing methods vary by property and suitability. This framework does not mean every method will be used or guarantee a sale, price, level of activity or specific result.

Making sense of the price

What did it actually sell for?

Compare what a seller first asked, the last asking price before the sale, and what the buyer ultimately paid. Each number tells a different part of the story.

ILLUSTRATIVE EXAMPLES · CAD

Asking price vs. sale price

Two hypothetical examples: detached and semi-detached. These are not actual listings, typical prices, market averages or Josh’s sales results.

Original askingFinal askingSale price
DetachedIllustrative · 98.20% of final asking
Original ask $849,900
Final ask $829,900
Sold $815,000
Semi-detachedIllustrative · 98.59% of final asking
Original ask $719,900
Final ask $699,900
Sold $690,000

Every bar uses the same $0–$900,000 scale. Exact prices are shown beside each bar. A sale above or below asking does not, by itself, establish market value or marketing performance.

01 · ORIGINAL ASKING

The launch price

The advertised price at the start of the listing. Review the listing history, including price changes and any relisting, for the full context.

02 · FINAL ASKING

The last list price

The asking price immediately before the agreement that led to the sale. It may differ from the original launch price.

03 · SALE PRICE

The transaction result

The price agreed in the transaction. Conditions, concessions, included items and possession timing can affect how useful the result is as a comparison.

A price reduction does not measure its own impact. These examples explain price relationships; they do not prove that reducing an asking price causes a particular outcome. A pricing review also considers competing homes, showing feedback and comparable sales.

Finding the right comparisons

What makes a home like yours?

A comparable—or “comp”—is another property sufficiently similar to yours to help assess what buyers might pay. Recent nearby sales are a starting point, but the differences between homes matter.

Your neighbour’s sale is only part of the story.

A comparative market analysis (CMA) brings relevant sales together with current competition and the characteristics of your home. The strongest evidence comes from properties buyers would reasonably consider as alternatives.

I’ll explain which properties were selected, where they differ and how those differences affect the recommended range. A neighbour’s sale is useful only when the location, home and timing make it a meaningful comparison.

A CMA supports a listing or purchase decision. It is a market opinion, not a formal appraisal or a guaranteed selling price.

See how comparables are selected and adjustedSix selection factors, listing status and a worked example
01 / LOCATION

Neighbourhood & setting

Compare access, street influence, views, lot position and nearby amenities. Two homes in the same community can occupy very different settings.

02 / PROPERTY TYPE

Like with like

A detached home, semi-detached home, townhouse and apartment attract different alternatives. Ownership structure and condo fees also matter.

03 / SIZE & LAYOUT

Measure consistently

Compare above-grade space on a consistent measurement basis. Consider layout and basement space separately; a finished basement is not interchangeable with above-grade area.

04 / CONDITION

Age, finish & upkeep

Look at renovations, materials and maintenance. Renovation spending is not automatically returned dollar-for-dollar in resale value.

05 / FEATURES

Lot, parking & utility

Garages, lot size, outdoor space and functional features can influence comparison. A claimed suite should not be treated as approved without verification.

06 / TIMING

Relevant market conditions

Prefer evidence that reflects today’s competing supply and demand. Older sales may need context or adjustments; a fixed radius or date cutoff does not suit every property.

Sold properties

Show achieved transaction prices. Similar, verified sales generally provide stronger pricing evidence than an unaccepted asking price.

Active listings

Show the alternatives buyers can choose today. They describe competition and seller expectations, not prices buyers have already agreed to pay.

Pending, expired & withdrawn

Pending results may be unconfirmed. Expired or withdrawn listings can add context, but do not prove that price alone caused the listing to end.

HYPOTHETICAL ADJUSTMENT EXAMPLE

Why a comp’s sold price may need adjusting.

Adjust the comparable toward the features of the home being valued. If the comp has a superior feature, its sale price may need a downward adjustment; an inferior feature may call for an upward adjustment.

Reconcile several relevant comparisons into a range, with greater weight on stronger evidence. A straight average or price-per-square-foot calculation can miss important differences.

The figures here are invented to explain the direction of adjustments. They are not standard allowances, a valuation, or recommended dollar amounts. Real adjustments require local market support.

Illustrative comparison worksheet

Comparable’s sale price$630,000
Comp has a better kitchen− $15,000
Comp has less garage space+ $20,000
Assumed market-time adjustment+ $5,000
Adjusted indication$640,000

One adjusted comparison is one piece of evidence. It is not, by itself, the subject home’s value.

What you can expect from your pricing discussion: the selected sales, their dates and listing histories, current competing listings, the important differences, and a supported range that can be reviewed as the market changes.
