A few priorities make every viewing more useful. We’ll work out what matters most before building your shortlist.
Your must-haves

Finding your comfort zone
A payment you can live with.
Start with mortgage pre-approval, then choose a monthly payment that feels comfortable. Allow room for moving costs and everyday home expenses.
Three parts of your budget
- Upfront funds
- Your down payment and funds available for the deposit.
- Purchase and moving expenses
- Legal fees, inspections, any specialist reviews, closing adjustments and moving costs.
- Monthly ownership
- Mortgage payments, taxes, utilities, insurance, maintenance and condo fees where applicable.

A closer look at the numbers
What could your income buy?
See how household earnings translate into an illustrative home budget, then compare that budget with Calgary's recent sale prices. Your down payment, debt payments and the property itself all matter.
Market snapshot: September 2026, reported by WOWA, updated October 2, 2026. Average prices reflect the mix of homes sold; the benchmark tracks a typical home. These are different measures.
Income means combined annual household income before tax. Every scenario assumes 20% down, a 25-year amortization and a hypothetical 5% mortgage rate, tested at 7%. This is a planning model, not a rate quote or a pre-approval.
See the full calculation assumptions
- Housing costs are limited to 39% of gross income; housing plus other monthly debt payments are limited to 44%. These are modeling thresholds, not a promise that every lender uses or approves them.
- Qualifying rate: the higher of 5.25% or the assumed contract rate plus 2 percentage points. Payments use Canadian semi-annual compounding, paid monthly.
- Property taxes are modeled at 0.65% of purchase price annually, and heating at $150/month. Both are illustrative allowances, not actual property bills.
- Income chart: no condo fees or other debt. The debt comparison changes only other monthly debt payments.
- Property-type examples: $500/month condo fee for apartments, $350 for townhouses and $0 for semi-detached and detached homes. The qualifying model includes 50% of those fees; your cash budget must include 100%.
- A 20% down payment is required for these examples; it is not the minimum down payment available. Smaller down payments may require mortgage default insurance and produce different results.
- Closing costs, home insurance, maintenance, utilities beyond heating and living expenses are additional. No rental income is assumed. Lenders also assess credit, income documentation and the property.
Annual income → estimated purchase budget.
A higher income supports a larger mortgage, but these budgets also require the 20% cash down payment shown below. All bars use a $0–$1.25 million purchase-price scale.
| Annual income | Home budget | 20% cash down | Mortgage / month at 5% |
|---|---|---|---|
| $60,000 | $293,000 | $59,000 | $1,363 |
| $80,000 | $399,000 | $80,000 | $1,855 |
| $100,000 | $504,000 | $101,000 | $2,347 |
| $125,000 | $637,000 | $127,000 | $2,962 |
| $150,000 | $769,000 | $154,000 | $3,578 |
| $200,000 | $1,033,000 | $207,000 | $4,808 |
Mortgage payments shown are principal and interest only, calculated from unrounded model values. Qualifying uses 7%, not the 5% payment shown. Taxes, heat and other ownership costs are additional.
What income could support each type?
Model applied to September 2026 Calgary average sale prices from WOWA, with the property-specific condo-fee assumptions above. Bars show required annual gross household income on a $0–$200,000 scale.
Income labels round up to the next $1,000. These are illustrative thresholds at citywide average prices, not entry-level prices or an assessment of your eligibility.
Same income. Different buying power.
Car loans, credit payments and other obligations can reduce room for a mortgage. Compare no other debt with $750/month in debt payments, using the same 20% down model and no condo fees.
Shared purchase-price scale: $0–$1 million. Other debt means required monthly payments, not the total balance. Different lender treatment of credit obligations can change the result.
Put Calgary prices into a monthly budget.
These modeled costs use the same 20% down payment and 5% contract rate. They are separate from the higher payment used for qualification.
| Home type | Average sale price | 20% down | Mortgage / month | Mortgage + tax + heat + full condo fee / month |
|---|---|---|---|---|
| Apartment | $318,759 | $63,752 | $1,483 | $2,306 |
| Townhouse | $432,178 | $86,436 | $2,011 | $2,745 |
| Semi-detached | $686,328 | $137,266 | $3,193 | $3,715 |
| Detached | $823,483 | $164,697 | $3,832 | $4,428 |
Monthly totals exclude home insurance, maintenance, special assessments, other utilities and living expenses. Condo fees and property taxes vary by property; replace these allowances with actual figures before making a decision.
Start with pre-approval, then leave room for your savings goals, family expenses and unexpected repairs. I can help you connect your approved budget with the Calgary homes and communities that fit your plans.
