Behind the numbers

Where the numbers come from.

Why some sources show different figures

Checked October 15, 2026 against WOWA’s Calgary Housing Market Report, updated October 2 for September 2026. Headline and segment year-over-year percentages use WOWA as requested. Its reported changes differ from calculations using CREB’s September statistics package: for example, WOWA reports sales down 4.1%, while 1,716 to 1,650 calculates to a 3.85% decline. These are distinct source series, not interchangeable percentages.

Historical comparison charts and the detailed table retain the original CREB figures; the table explicitly shows calculated changes. Segment inventory and selling times also retain CREB figures. WOWA supplies rounded segment months of supply. District and regional figures remain from the supplied report and are not newly verified here. Year-to-date totals were checked against CREB’s September package. Mortgage quotes and older rate history remain dated original inputs. Scenario growth and mortgage rates are hypothetical assumptions. This snapshot does not update automatically.

How the mortgage calculations work

Monthly rate r = (1 + annual nominal rate ÷ 2)^(2 ÷ 12) − 1. With principal L and n monthly payments, payment = L × r ÷ [1 − (1 + r)^(−n)]. The main calculator uses your chosen price, down payment, rate and amortization. The scenario lab always uses 20% down and 25 years. These are new-purchase illustrations at each scenario price, not projections of an existing mortgage balance or a renewal quote. The calculator does not assume you qualify for the entered rate or amortization.

What the three scenarios mean

Base case: an illustrative stabilization path (+2% in 2027, +3% in 2028; 4.00% mortgage rate in 2028). Upside: stronger demand and absorption (+5%, +5%; 3.25% rate). Downside: softer demand or persistent excess supply (−4%, −2%; 5.75% rate). These are author-selected hypothetical inputs, not predictions from CREB, the Bank of Canada or a lender. The rates and price changes are independent inputs. They can be edited and are not statistical confidence bounds.
