Josh O'Brien, Calgary real estate agent

Josh O’Brien · Real Broker · Calgary & Area

Hi, I’m Josh.
Let’s talk about
your next move.

A home is a big decision. You should feel comfortable asking questions—and confident in the answers you get.

I was born and raised in Calgary. Before real estate, my path included the RCMP and more than 20 years in construction as a Red Seal Carpenter. That experience shapes how I look at a home, and how I help you buy or sell one.

We’ll talk through what matters to you, look closely at the details and make a plan that fits. You’ll work directly with me along the way.

Buying or Selling?

You might be wondering…

Straight answers to common questions about buying, selling and navigating Calgary-area real estate.

Why work with Josh O'Brien instead of another real estate agent?

I combine real estate experience with practical construction knowledge and a straightforward approach. As a Red Seal Carpenter and former RCMP officer, I'm used to paying attention to details and helping people make important decisions.

For buyers, I help you look beyond the photos. We can discuss the layout, renovations, visible workmanship, maintenance and how the property fits your plans.

For sellers, I use that same perspective to help decide what deserves attention before listing, how to present the home and how it compares with competing properties.

You work directly with me. I'll keep you informed from the first meeting through negotiations and possession.

What's different about your home selling strategy?

The strategy starts with one question: why would a buyer choose your home over the competition?

I review recent sales, competing listings, price changes and time on market to help determine where your property should be positioned.

We then focus on presentation. That may include professional photography, measurements, floor plans, staging recommendations, video and a strong listing description.

Marketing can include MLS®, real estate websites, social media, digital advertising, agent networking and open houses where appropriate.

Once the home is listed, I monitor showings, feedback and competing properties so we can make informed decisions as the market responds.

How do you determine what my home should sell for?

I prepare a comparative market analysis using recent sales and current competition.

I compare homes based on location, property type, size, age, condition, lot, parking, basement development, renovations and other important features.

Sold homes help show what buyers have actually paid. Active listings show what your home will be competing against today.

I also review price reductions, time on market and listings that did not sell.

You'll receive an estimated selling range, a recommended pricing strategy and an explanation of the factors behind it.

Should I renovate before selling my house?

Not every renovation is worth doing before a sale. The right choice depends on your home's condition, the competition, your budget and your timeline.

During a walkthrough, we can separate important repairs from cosmetic improvements and projects that may not be worth the cost.

Often, cleaning, decluttering, paint touch-ups, lighting and smaller repairs can have a strong impact without taking on a major renovation.

My Red Seal Carpenter background helps me look at the work from a practical perspective. The goal is to spend money where it is most likely to improve the property's presentation or marketability.

My home didn't sell with another agent. Can you help?

Yes. If your previous listing has expired, we can review what happened before putting the home back on the market.

I'll look at the previous asking price, price changes, photos, description, time on market and available showing feedback.

We'll also compare your home with properties that sold and the homes buyers could choose instead.

From there, we can decide whether the relaunch needs stronger pricing, presentation, photography, marketing or showing access.

The goal is to give buyers a clear reason to take another look.

Do you work with buyers too, or only sellers?

I work with both buyers and sellers. That includes first-time buyers, move-up buyers, downsizers and investors.

Before touring homes, we'll discuss your budget, timing, preferred communities and the features that matter most to you.

When you find a property you like, I'll review comparable sales, listing history and current competition to help you understand the price.

My construction background can also help identify questions about renovations, workmanship and maintenance that may deserve a closer look.

I'll then guide you through the offer, negotiations, conditions and the steps leading to possession.

How early should I contact you if I'm thinking about moving?

You can contact me as soon as moving becomes a possibility, even if you're several months away.

If you're selling, we can discuss your home's estimated value, preparation and possible improvements before choosing a listing date.

If you're buying, we can narrow down communities, discuss your priorities and help you understand what your budget can realistically buy.

If you're buying and selling at the same time, planning early can make the timing of both transactions much easier.

There's no obligation to be ready immediately. An early conversation can simply help you understand your options and the next step.
