look at your total annual cost: split, cap, transaction fees, board/association costs, technology,
lead costs, team fees, insurance, support and what you actually use.
The example below applies the published standard Canadian 85/15 split until the brokerage
reaches a $15,000 cap. It is an illustration only and excludes post-cap transaction fees,

How to Become a Real Estate Professional in Alberta
RECA regulates real estate licensing in Alberta. A future residential associate must first become
eligible, complete required education and exams, meet suitability requirements and apply for a licence through a brokerage.
RECA • SEPT. 2026
1
Confirm Eligibility
RECA lists age 18+, Canadian citizenship or permanent residency, valid ID, minimum education and English proficiency requirements.
2
Complete Fundamentals
Enroll with a RECA-recognized provider and complete the Fundamentals of Real Estate course.
3
Complete Residential Practice
For residential licensing, complete the Practice of Residential Real Estate course with a recognized provider.
4
Pass the Exams
RECA pre-licensing exams currently require a 70% pass mark. The exam fee is listed at $235 per attempt.
5
Join a Brokerage & Get Licensed
Complete the criminal record check, meet suitability requirements and submit your licence application through an Alberta brokerage.
RECA Eligibility Fee

I'M JUST STARTING
Want a realistic roadmap?
I can walk you through what the first year can look like: licensing, selecting a brokerage,
building your database, prospecting, marketing, open houses and getting to your first transactions.
Licensing requirements and fees can change. Before paying for education or making career decisions,
confirm the latest information directly with Alberta's regulator.
No brokerage is ideal for every agent. The right question is whether the operating model
fits the way you want to build your business.
Real may be attractive if you value:
Economics. You want an 85/15 model, a cap and no monthly brokerage fee.
Technology. You prefer a digital brokerage workflow and integrated proprietary tools.
Scale. You want access to a large U.S./Canadian agent network.
Optional wealth programs. Revenue share and equity programs are meaningful to your long-term plan.
Independence. You are comfortable running your own local business while using a cloud-based brokerage platform.
Ask deeper questions if you need:
Daily in-person supervision. Understand exactly what local broker support and office access look like for you.
Brokerage-provided leads. Confirm what is and is not included before assuming leads are part of the model.
A traditional office culture. A cloud-forward brokerage can feel different from a conventional storefront office.
Very specific team economics. Teams should model ProTeams or their applicable structure separately.
Guaranteed income. Commission, revenue share and stock outcomes depend on activity and are not guaranteed.
