Calgary remains relatively balanced overall, but conditions differ significantly by property type. Apartments carried 5.68 months of supply while detached homes were at 3.39 months.

The benchmark tracks a typical property and is generally less affected by changes in the mix of homes sold than the average price.
Sales, New Listings & Inventory
Inventory remains elevated compared with sales activity, creating more choice than Calgary experienced during the exceptionally tight markets of recent years.
Months of Supply
Calgary moved from roughly 3.35 months of supply in August 2025 to 3.92 months in August 2026.
Calgary is no longer one single market.
Detached and semi-detached homes remain considerably tighter than apartment condominiums. Apartments carried nearly six months of supply in August and their benchmark price was more than 8% below last year. Semi-detached homes were the only major property category with a higher benchmark price than August 2025. Location matters too: detached prices were higher year over year in the West and City Centre, while the North East posted a considerably larger decline.

Market ContextFor Buyers
There is considerably more choice than buyers experienced during Calgary's recent seller-dominated market. Apartment buyers in particular may have more negotiating leverage, while desirable detached homes in tighter districts can still attract strong competition. Compare inventory and recent comparable sales at the community level before deciding how aggressively to negotiate.
For Sellers
Pricing matters more in a market with increased selection. Properties that are positioned against current competing inventory rather than past peak prices are more likely to generate activity. Detached conditions vary substantially across Calgary, so neighbourhood-level data is increasingly important when setting a list price.
